RENTAL CRITERIA :
We use the following criteria to determine the eligibility of all applicants:

00- A $35 non-refundable processing fee is charged for each application.
00-The fee must be paid by money order or cashiers check.
00-Each adult applicant must complete a separate application and pay
00-an application fee. Married applicants with same last name & address
00-pay one fee.
00-Single, married or roommate applications must have a combined
00-income of at least (3) three times the rent.
00-No more than (4) four occupants per apartment is permitted.
00-Employment and income should be verifiable for (1) one year.
00-School can be accepted as employment history.
00-Rental history should be acceptable and verifiable for (1) one year.
00-Applicants with a history of late payments or NSF checks will be
00-denied. A mortgage in good standing or paid in full is considered
00-good rental history.
00-Any applicants showing an eviction or an unpaid rental debt will
00-be denied.
00-Bankruptcies must show that all debts on credit report have been
00-reconciled.
00-We will not accept an applicant that has been convicted of a crime
00-that might put the community or residents at risk.
00-Two pieces of identification are required per application.
00-We do not accept co-signers.
00-All applications are screened upon receipt of the $35 fee and in the
00-order received. Accepted applications are good for (30) thirty days.
